Scope: Land Use Consulting, Site Development, Permitting
Project Details:
Transforming a former gas station into a modern commercial destination required a site-sensitive approach that balanced development with environmental protection. Located within the Edwards Aquifer Contributing Zone and Little Barton Creek Watershed, the project incorporated sustainable infrastructure such as rain gardens and a rainwater harvesting system to mitigate runoff and protect water quality. Existing access points along SH 71 were leveraged to reduce off-site impacts and streamline permitting. Miller Gray provided comprehensive civil engineering services—including site layout, drainage, utility coordination, and multi-jurisdictional permitting—ensuring the successful delivery of a project that exemplifies responsible growth in an environmentally sensitive setting.
